Administrator, Senior Housing Options (The Olin Apartments), Denver, CO March 2012 to Current
• Overall responsibility for management of 107 unit Section 8 apartment building. Licensed Assisted Housing Manager.
o Assure compliance with all HUD and CHFA regulations:
Provide necessary reports and certifications. Successfully completed three years of CHFA and financial
audits with no significant findings.
Knowledge and experience in implementing HUD 4350 regulations (especially Section 8) with regard to
Client verification through the HUD Enterprise Income Verification System (EIV).
Create and issue proper three and ten‐day notices for lease and House Rule violations.
Trained in “Right to Cure” procedures. Attend court proceedings, as necessary.
Responsible for overall presentation of the property ensuring the building is maintained to successfully
pass annual REAC inspections.
Compliance with Senior Housing Options’ corporate policies and procedures.
o Develop, maintain and report property financials:
Develop annual operating budgets as well as budget projections.
Maintain controllable expenses. Actual expenditures fall within the approved budgets.
Collect and enter rent information.

Marketing to attract new residents and maintaining existing residents. Decreased vacancies from 20%
to five percent maintaining this rate for three and a half years.
Controlling delinquencies to assure rent collections are up‐to‐date and taking appropriate action when
delinquencies occur including successful resident evictions.
Contact and negotiate with vendors on related projects and products.
o Building and staff management:
Supervise 14‐16 staff; assistant managers, maintenance, front desk and security staff‐‐ Assign duties;
outline methods; direct work in process; check or inspect completed work; sign or approve work; hire
new staff and make hiring recommendations for maintenance department; prepare performance

Assist other Senior Housing Options’ property managers as necessary with regard to evictions, Yardi,
general resident issues, complaints and activities, etc.
Provide customer service to residents when issues are brought to management’s attention. Ensure
maintenance staff completes service/work order requests.
Establish partnerships with other community organizations and churches to provide services for
residents: PetAide for a free veterinary clinic, Denver Public Library Reading Mobile, VOA Meals on
Wheels, Project Angel Heart, ArtReach, local churches and food banks.
Work closely with the Olin Resident Council to assist them to plan activities and events.
Collect information and write monthly newsletter.
Provide information to Senior Housing Options for corporate website.
